Leasing begins for downtown mixed-use redevelopment

The official leasing website for the Residences at One Eleven, a highly anticipated mixed-use redevelopment in downtown Grand Rapids, is now live. Leasing applications are now open, tours will begin on April 6, and initial move-ins are expected in early June 2026.

The project marks Grand Rapids’ first major office-to-residential conversion and has already generated strong interest, with more than 60 prospective residents on the waitlist.

Located at 111 Lyon Street NW in downtown Grand Rapids, the Residences at One Eleven transforms seven floors of the iconic former Fifth Third Bank building into 140 one- and two-bedroom apartments, offering a blend of urban accessibility and modern residential comfort. Originally constructed in 1966 as a cornerstone investment by Old Kent Bank, the building has long played a role in shaping downtown Grand Rapids. The current redevelopment honors that legacy while introducing a new residential chapter.

“Residences at One Eleven isn’t just opening another apartment building – it’s setting a new standard for downtown living, and people are already lining up to be part of it,” added Emilee Krish, Community Manager at the Residences at One Eleven.
